                The Ambassador 
              Nine stories − 45 condos.  Converted 1922 apartment building. 
              Address:  1209 SW 6th Avenue 
              Description:  The Ambassador is one of the oldest and most celebrated residences in Portland and is listed on the National Record of Historic places. The nine-story building is built in Jacobean style.  It features tiers of bay windows and a crenellated parapet in the eastern recess. The building is “H” shaped. The ground floor contains commercial units in the verticals of the “H” while the cross bar contains residential common areas. The basement includes a laundry room, bicycle storage room and individual storage units. The building also features controlled access and a rooftop deck available to all residents. Due to alterations, there are currently 45 residential units including 1 studio, 3 one-bedroom units, 33 two-bedroom units and 8 three-bedroom units. Most units have been remodeled from the original footprint and no two are alike.

              American Plaza 
              Three towers 22 to 26 stories − 300 condos 
              Address:  200 - 400 SW 1st Avenue 
              Description:  American Plaza is comprised of three towers that offer spectacular views: Lincoln, Grant and Madison. Lincoln is an 18-story tower built in 1972. Grant is the tallest of the three at 26 stories, built in 1975. Madison is the newest tower - built in 1980 – rising 22 stories in height. Located just south of the main downtown and a a couple blocks from the Willamette River. All the units have small balconies. This complex provides secured entries, secured parking, a pool, hot tub, sauna, and weight room.

              Address:  1130 SW Jefferson 
              Description:  Unit range in size from 303 – 530 square feet. The building features a storm water treatment system and high efficiency central water heater to reduce costs. It also offers parking, laundry facilities, and tax abatement. Located in the heart of downtown, The Cornerstone is in close proximity to movie theaters, galleries, retail and restaurants. It is a short jaunt to Portland State University and the Park Blocks.

              Eleventh Avenue Lofts 
              Six stories − 26 lofts. Converted 1903 apartment building. 
              Address:  420 SW 11th Avenue (corner of SW 11th Avenue & Columbia Street) 
              Description:  Eleventh Avenue Lofts is a classic Portland building that offers 26 one bedroom units ranging from 500-750 sq ft. Located in the heart of the Cultural District.

               Eliot Tower

              Address:  SW 10th/11th Avenues & Jefferson Street 
              Description:  Just across the street from the Portland Art Museum, the Eliot features condominiums of various styles including traditional floor plans, lofts, town homes, and penthouse suites.               Description:  The condos are located on the top 11 floors of the tower. KOIN Center is a multi-purpose skyscraper and Portland’s third tallest tower at 509 feet. All units have corner positions and feature wide angle views of the Cascades, West Hills, and city center. Amenities include doorman/concierge, secured underground parking, outside deck/terraces and in-unit laundry hookups.

              Address:  SW 11th Avenue & Columbia 
              Description:  The Mosaic is constructed of cast-in-place concrete and light-gauge steel framing.  Design features include ground floor retail, full-glass exterior walls and adjacent off-site parking. Unit amenities include hardwood floors; sandblasted concrete walls and ceilings; stainless steel appliances; storage; low voltage lighting; secured entry; and terraces. All units feature floor to ceiling windows with views of downtown and the West Hills. The Mosaic was one of the first buildings to take advantage of the floor area ratio (FAR) bonus provided by the City for installing an eco-roof. This additional FAR allowed for the construction of six additional units. There is no parking within the building.

              Description:  The Portland Plaza is commonly referred to as the “Norelco Building” due to its distinctive shape. Portland Plaza is one of Portland's original high-rise condominium towers and a skyline landmark.  Amenities at Portland Plaza include a swimming pool, concierge, security, fitness center and even a putting green.

              Four stories − 125 condos.  Converted 1987 apartment building. 
              Address:  1500 SW Park Avenue 
              Description:  The building features 125 apartment style studios, one and two bedroom units that range in size from 397 to 1503 square feet. All units have been extensively remodeled. Units feature hardwood floors, HVAC, carpeted bedrooms and private decks.               Description:  A warehouse loft complex with two brick buildings built in 1910 and 1911.  These residences feature authentic loft elements like exposed brick, beams and ductwork. Amenities include indoor parking and a large roof-top deck for residents to use. 
              Year Built:  This industrial building was built around 1905 and a year later a six-story structure was constructed next door. These two buildings operated as one warehouse for many businesses.  It was converted to lofts in 1996.

              Description:  One of the earlier loft projects in the Pearl. This building was originally a warehouse converted into loft spaces. Lofts feature secure parking, exposed brick and timber, 14' ceilings and distinct floor plans.

              Crane Building

              Year Built:  Erected in 1909 by Oregon’s first Governor-appointed State Architect William C. Knighton, the Crane Building served as the stylish regional headquarters for The Crane Company.  It was converted to lofts in 2006.

Located on the North Park Blocks, the Flanders Street Lofts has been used in several movies including one from Gus Van Sant who is a Pearl District resident.

The concrete-framed structure also houses retail and restaurant space on the ground floor and three levels of parking.

              Description:  With units ranging from 628 square feet to 1160 square feet, Hoyt Commons is one of the only buildings where each unit has a private deck. Features include secure entry, parking, oversized windows.

               Irving Street Lofts 
              Eight stories − 86 lofts.  Converted 1924 industrial building. 
              Address:  NW 13th Avenue & Irving Street 
              Description:  Warehouse-style open lofts in an 8-story building. The building has a huge roof-top deck for residents to use for cook-outs and relaxing.  Irving Street Lofts was originally used as a pharmaceutical warehouse and then became the first building to sell residential space. This space was exclusively used by artists as a space to live and a space to create their art. Most units have an exposed concrete column 12 foot ceilings. The windows are large and allow light to penetrate each unit. Many artists still call Irving Street Lofts their home for this reason alone.  The roof top terrace is by far the largest of any residential building in Portland. The building which takes up an entire city block has just as much space on its roof that it is pen year round to its units.

              The McKenzie 
               Six floors − 68 lofts.  
              Address:  NW 12th Avenue and Flanders Street 
              Description:  The McKenzie Lofts looks like it’s directly out of the 1920’s but actually the building was built in 1998 with the brick exterior appearing weathered as part of the architectural style.  The McKenzie was never intended to stick out as a shiny "new development" but rather to blend into  the architectural diversity of the neighborhood. Units range in size from 682 square feet to 1725 square feet.

              The Modern Confectionery Lofts 
              Three stories − seven loft units. Converted confectionery production plant built in 1900. 
              Address:  1240 NW Hoyt Street 
              Description:  Originally Portland's first confectionary production plant, the Modern Confectionary building was converted into condos in 1999 by Robert Ball. Units offer great views of the First Thursday action from private decks. Each unit has exposed beams and brick. 
              Year Built:  The Modern Confectionery was built in 1900 and converted to lofts in 1999. 
              North Park Lofts 
              11 floors − 67 lofts.  Built in early 1909 as in indoor junkyard. 
              Address:  300 NW Eighth Avenue 
              Description:  The North Park Lofts began construction in the late 1990’s to add an additional 5 floors. The building now stands 11 stories and has 67 residential lofts. The lower floors have true warehouse elements with tall ceilings, exposed beams and concrete columns. The top five floors were sold as shells; meaning the prospective buyers could finish them off as they envisioned. Each unit is completely different from one another. The North Park Lofts also has a great rooftop deck with a small room which has a kitchenette which overlooks the North Park Blocks, the Pearl District's original park. 
              Year Built:  The building was constructed as an indoor junkyard in 1909 and converted to lofts in 2000. 
              Old Town Lofts 
              Eight stories − 96 lofts 
              Address:  NW 4th Avenue & Flanders Street 
              Description: Old Town Lofts were the first new condo construction in the Old Town neighborhood which runs to the east of the Pearl District. Views from most units, secured entry, parking, private community courtyard, hardwood floors. Some of the lofts have courtyards.

               Park Northwest 
              Six stories − 18 condos 
              Address:  NW Park Avenue & Flanders Street 
              Description:  Park Northwest looks out on to the 100 year old trees that align the North Park Blocks.  Built in 2000 and strategically placed between two existing structures, most of these lofts face the North Park Blocks park. The Peemkaew Thai Restaurant at the bottom floor gives the residents of Park NW a 10% discount.  Park NW has become a favorite among both artists and those looking to live on the park.

              Park Place Condos 
              13 floors − 124 condos (89 flats, 9 townhomes, 18 lofts and 8 penthouses) 
              Address:  922 NW 11th Avenue 
              Description:  The project offers several different floor plans: traditional flats, townhomes, and lofts.  Connecting the old and the new, Park Place sits on the former Burlington Northern rail yards. The Pearl Boardwalk is on the east side of the building connects all of the Pearl's parks. Rising 13 floors, Park Place offers city views and easy access to Portland Streetcar Line and two blocks from the Broadway Bridge which accesses the Rose Garden and Convention Center. The finishing package included custom Cherry wood kitchen cabinets, polished slab granite kitchen and bathroom countertops, and Caribbean Rosewood flooring. Loft and townhome finishes include maple flooring, granite kitchen counters, custom European cabinetry, stainless appliances, and floating glass vanity counters with stainless sinks.

              Address:  Northwest 10th Avenue & Hoyt Street 
              Description:  A building in the heart of the Pearl Lofts have all of today’s modern finishes. Features Include:  secured entry, parking, hardwood floors, and 15 foot ceilings. Completed in 2002, these lofts are right on the North park, just blocks from the Brewery blocks.

               The Pinnacle 
              14 stories − 176 condos 
              Address:  1255 NW 9th Avenue 
              Description:   The Pinnacle is located next to Tanner Springs Park.  With an L-shaped design, the Pinnacle is one of the few buildings that is a high rise and also a low rise. With a 14 story high rise tower with condos and a seven story low rise with townhomes, the Pinnacle also has a one story stand alone retail space.  Features include hardwood floors, dark wood floors and cabinets, the Pinnacle has a more modern touch than most buildings. The lobby boasts an elaborate grand circular staircase in the lobby. A night-lit curtain in the elevator corridor runs the entire 14 stories on the east side of the building. The Pinnacle can be seen as far away as Rocky-Butte which is 10 drive miles away from the Pearl District and very close to Portland Airport. Parking is secure in an underground garage, and deeded storage units are available with some units.

              Description:  The Riverstone Condos were built in 1998 and are home to 121 condos. A very popular residential building, the Riverstone sits across from Jamison Square. The Riverstone is on the Portland Street Car line with a stop at the corner. Features:  Storage locker including bikes, secure building and parking, personal deck overlooks the courtyard which features an outdoor patio for resident's use.

              Address:  1030 NW 12th Avenue 
              Description:  Streetcar Lofts was designed to look like an historic Soho loft building.  It has loft spaces in a variety of floor plans, both single-level and two-level. Streetcar earned national architecture awards for its industrial architecture and interior features. Poured concrete floors and walls, gas fireplaces encased in granite, and brilliantly flexible kitchen and dining areas make Streetcar unique.
