Power Search

Search for homes using over 100 parameters

Power Search allows you to search by map, city (Oregon and SW Washington), street address, or listing number.  To search using the ZoneMap, "fill in" your home requirements (over 100 parameters) and then select a geographic area from a metro area map by drawing a box around the area. You can also search for land with Power Search.

Here are some of the "search" parameters you can select from when searching for a home:

  • Home type ("house" means detached single family, town home, farm, condo, house boat, multi-family, vacant land)

  • New construction (completed, proposed, under construction)

  • Price range (minimum and maximum)

  • Number of bedrooms (minimum and maximum)

  • Number of bathrooms (minimum and maximum)

  • Square footage (minimum and maximum)

  • Year built (range of dates)

  • Size of lot in acres (minimum and maximum)

  • Days on the market (all listings, last 24 hours, 2 days back, 3 days back, etc.)

  • Home style (35 styles to select from such as bungalow, cottage, ranch, etc.)

  • Waterfront (river, lakefront, ocean front, bay, creek)

  • View (mountain, golf course, bay, creek, lake, ocean, river, city)

This database of homes (Regional Market Listing Service - RMLS) available in Power Search is the same one that all Portland metro area realtors used to search for homes for their clients.

Creating an Account

To create an account, provide a first and last name, email account, user name, and password.  The information you provide is never sold, rented, leased, traded, swapped, exchanged, or bartered to anyone. We don't like to receive junk mail and know you don't either.

Here are some of the advantages of creating an account:

  • Save Searches  Saving your search criteria will allow you to check in at your convenience to find the latest information for your areas of interest.

  • Automatic Email Notification  When you save your search criteria, you will be given the option to have new listings that fit your criteria automatically emailed to you.

  • Save Favorite Listings  Saving your favorite listings is quick and easy and will save you the hassle of having to hunt down the listings you like again and again, each time you return to the Web site.

  • Addresses  The public is not allowed to see the address of property listings.  That is unless you create an account on this Web site and complete the requirement below.

Should you obtain an account and desire to have access to the "Addresses", please be aware that you will have to notify me (via email) that you are considering purchasing a home in the Portland metro area and you are working with me to help you find a home.  This is a requirement of the Regional Marketing Listing Service (RMLS), the organization that maintains the database of homes in the Portland metro area.

Portland Downtown Searches

  • Downtown Portland Search  We consider the Portland "Downtown Area" as those neighborhoods where you can walk downtown within 15-20 minutes.  All on the west side of the Willamette River.  This includes the neighborhoods of  Downtown, Northwest District, Old Town/Chinatown, Pearl District, and Goose Hollow.  Read more about the downtown neighborhoods.

    • Homes  The Northwest District and Goose Hollow are the only neighborhoods with detached single-family homes.  All other neighborhoods in the downtown area only offer condos and townhouses. 

  • Downtown Condos for Sale  Displays all the condos for currently for sale in the downtown area of Portland.
     

  • Pearl District Condos for Sale  Located on the north edge of downtown, the Pearl District is now the liveliest area in Portland. Walk to work, eat out at a new restaurant practically every night, take walks along the river, and jump on a streetcar that loops the downtown areas of the city.     • Homes  The Pearl started out as an area of warehouses being converted to lofts but now has traditional condos, new buildings with lofts, and a few townhomes.
       

  • Goose Hollow Homes for Sale  Goose Hollow  is on the west edge of downtown and is a mix of commercial, residential, industrial, and highway commercial activities in an area that had been family farms and Portland suburbs before the automobile.  The MAX light rail line runs  Read more about the Goose Hollow neighborhood.

    • Homes  Apartment buildings, condos, townhomes, and detached single-family homes.  Some of the most elegant historic homes in Portland are on the west side of the neighborhood .

  • Northwest District Homes for Sale  Located just Northwest of downtown and directly west of the Pearl, Northwest is within walking distant to all the downtown and Pearl attractions.  But Northwest has it's own flavor that attracts visitors and residents to the area.  A popular commercial area exists on Northwest 23rd Avenue (and to a lesser extend on 21st Avenue) running 10-12 blocks. Some of Portland's best dining spots are located along these two streets.  Twenty-Third is a browsers' paradise with numerous shops ranging from clothing boutiques to bookstores. Portland's new streetcar line that began in July 2001 connects the Northwest District with downtown and Portland State University.  Read more about the Northwest neighborhood.

    • Homes  Detached single-family homes, townhomes, and condos.  This area has a large number of apartment buildings. The neighborhood usually has a number of construction projects for condos and townhomes to include conversions of apartments into condos. 

Portland West Hills Searches

  • West Hills Search  From downtown look west and you'll see the West Hills. The hills extend along a ridge that covers both the northwest and southwest (south and north of Burnside Street).  Most homes in the West Hills start at $400,000 and can go well over a $1,000,000.  This is because many offer views of the city and mountains and you're just minutes from downtown.

    • Homes  Historic as well as contemporary homes.  The modern homes are often built on steeper hills using wood and steel beams and anchored into concrete pilings.  Almost all detached single-family homes.

Portland Southwest Searches

  • Southwest Portland Search  If you asked a hundred or so Southwest Portland residents why they chose to live on the "West Side" instead of the "East Side," most would give you three reasons: schools, preference for hilly terrain, and it all seems "close in." You may also hear things like "safe neighborhoods" and "parks." West Burnside Street is the boundary on the north and the Willamette River is the east boundary. The south boundary from east to west is Lake Oswego and Tigard. The city of Beaverton is the west boundary.

    • Homes  Southwest Portland offers homes of all styles to include ranch, traditional, cottage, condos, and townhomes.  It would be a challenge to find a home under $240,000.

Portland Southeast Searches

  • Southeast Search   Cross over the Willamette River from downtown and you're in the Southeast's Central Eastside Industrial District, home to the industrial plants that provide thousands of jobs for Portlanders.  Streets are in a traditional block/grid pattern on level land, but there are exceptions to this in a few neighborhoods such as Eastmoreland.  Southeast Portland is a "mixed" bag.  Close in neighborhoods offer charm.  The further out you go, the scene changes to strip malls and 3-4 cars in the driveway.

    • Homes  If you love bungalows, Southeast Portland may be your next home.  The ranch homes built in the 50s and 60s are located along the east and south edge of the city.

Portland Northeast Searches
 

  • Northeast Search  If you're looking for urban living, historic homes, tree-lined streets, city parks, and street shopping instead of malls, you're want to consider Northeast Portland.  Most of Northeast Portland' streets are in a traditional block/grid pattern on level land. 

    • Homes  If you want a newer home, just go further north and/or east.  Whereas closer in you will find 2-story bungalows, four squares, Tudors, cottages, etc.  The one-story homes (along with strip malls) are located further out.

Portland North Searches

  • North  Search   Many people regard the neighborhoods of north Portland as the area of opportunity. If you review appreciation in the Portland metro area the last few years, you will find that North Portland has been at the top of the pack. 

    • Homes  Homes in the University Park and Overlook neighborhoods (close to the river) are larger and have style.
       

  • Interstate MAX Light Rail Search   The I-MAX (Interstate MAX Yellow Line), a 5.8-mile segment, has sparked even more interest in the North. The MAX Yellow Line connects the Expo Center in North Portland with downtown and the rest of the transit system.  Many of the commercial establishments have undergone face lifts and new businesses are appearing.  Also a new type of resident is arriving daily, those that want a bargain home that needs some work.

    • Homes  They are modest and small but with character.

Suburban Communities Searches

  • Beaverton  To search for homes in Beaverton, go to Search for Homes.  Use the "City Search" icon - then select "Beaverton - 620."   With a population of 78,000 and a size of 17.2 square miles, Beaverton is the largest suburban community in the Portland metro area.  Drive west of out downtown and it's the first suburban community you will encounter.  Many of the west side high-tech workers live in Beaverton.  To learn more about Beaverton, visit Beaverton

    • Homes  It has every kind of housing that one could imagine: old and new detached single-family homes, new mixed housing developments, numerous townhomes, and condos.
       

  • Lake Oswego  To search for homes in Lake Oswego, go to Search for Homes.  Use the "City Search" icon - then select "Lake Oswego - 263."   It's just eight miles south of downtown Portland, Lake Oswego is not your typical bedroom community.  The thriving city of 33,000 is centered around the lake of the same name and bordered by the Willamette River.  Many consider Lake Oswego as having the best schools in the metro area.     • Homes  Because Lake Oswego is such an attractive place to live for people of all ages, the community has a good supply of condos and townhomes along with detached single-family homes with prices from moderate to high.
       

  • Tualatin  To search for homes in Tualatin, go to Search for Homes.  Use the "City Search" icon - then select "Tualatin - 129."  Tualatin is located 12 miles southwest of Portland, accessible by Interstates 5 and 205 and Highway 99W. Tualatin's home prices are very reasonable, going for $115-$125 square feet.  To learn more about Tualatin, visit Tualatin.

    • Homes  The mainstay is detached single-family homes along with some townhomes.
       

  • West Linn  To search for homes in West Linn, go to Search for Homes.  Use the "City Search" icon - then select "West Linn - 237."  West Linn is home to 23,090 residents southeast of downtown (15-18 miles) and is one of the fastest growing communities in the Portland metro area.  The 7.5 square mile area has a good mix of older homes and established neighborhoods along the Willamette River to the soaring views of the area's luxury hilltop homes.  It has the highest household income (2000 U.S.A.     • Homes  Numerous new detached single-family homes along with a few older historic homes and a small number of condos.
       

  • Orenco Station Search  This planned community in Hillsboro (west side suburb) has a lot going for it: numerous awards, situated on the MAX light rail line, and neighborhood shops. 

    • Homes  Orenco Station offers townhomes, detached single-family homes, and condos.  All at a variety of prices.

  • Taxes, square footage, etc.

  • Map of property (aerial photo, elevation, etc. )

  • Water system points

  • Sewer system points

  • Zoning

  • Capital Improvement Projects (CIP) within .5 miles of a property

  • Hazards (flood, earthquake, etc.)

  • Schools

  • Crime stats for past 12 months
